Buyer Agent’s Inspection Report Checklist
-
Explain that volume of “Deficiencies” or “Identifications” does not necessarily equate to a home in poor condition. Also ensure Client understands that due to training, regulation and limited expertise in all areas Inspectors tend not to give opinions on the costs of repairs.
-
Ensure to save virtual copy under Client’s virtual file.
-
Ensure to crate virtual annotation of review.
-
Be prepared to confirm if certain “Deficiencies” or “Identifications” are truly issues of Safety or Significant Costs.
-
Ensure to save virtual record of client delivery (virtual note, messaging, email, etc.).
-
Be sure to obtain opinion on what is truly a safety issue versus more an issue of updated code.
-
Ensure to save virtual record of conference (virtual note, messaging, email, etc.).
-
Obtain local trades persons to schedule on premise inspection and provide estimate or simply download the Inspection Report to RelatorsHouseRepairs.com to obtain quick pricing.
-
Virtually annotate review with Client.
-
It is better to guide a Client away from a negative purchase when they are not in a position to deal with such concerns. This created Trust will follow through on the next home you find them.
-
If Realtor preparation is completed many times this step is not needed thus allowing Closing to move faster.
-
Use the Inspection Report to obtain Repairs prior to closing or appropriate Closing Credits. Remember that the degree of negotiating strength is dependent upon the strength or weakness of the local Real Estate Market and your Client’s level of priority in obtaining this particular home.
